Radon is a colorless, odorless radioactive gas that can accumulate in homes to dangerous levels. Wisconsin has elevated radon risk. Testing is essential for protecting your family's health.
Wisconsin is one of the states with a higher risk for elevated radon levels. Radon is a natural, radioactive gas produced when uranium in the Earth's crust decays. Outdoors, radon dissipates harmlessly, but in homes it can become trapped at dangerous concentrations.
According to the EPA, radon is one of the leading contributors to lung cancer development, behind only smoking. For this reason, radon testing is strongly recommended, especially in Wisconsin, whether you are a homeowner or purchasing a home.
Radon has no smell, taste, or color, and exposure has no identifiable symptoms. A radon test is the only way to confirm your home has safe levels. The good news: if elevated levels are found, mitigation systems are effective and relatively affordable.
E&R Inspections and Appraisals uses professional-grade radon testing equipment to provide accurate, reliable results you can trust.

A thorough evaluation of pool and spa systems, equipment, safety features, and structural components, ensuring your recreational investment is safe and properly maintained.
Pool and spa inspections evaluate the condition, safety, and functionality of swimming pools, hot tubs, and associated equipment. A pool or spa represents a significant investment and ongoing maintenance responsibility, and hidden issues can be costly or dangerous.
• Pool/spa shell and structural condition • Filtration and circulation systems • Pumps, motors, and heaters • Electrical systems and bonding/grounding • Safety barriers and fencing • Lighting systems • Water supply and drainage • Decking and surrounding hardscape
Knowing the condition of a pool or spa before purchasing a home helps you plan for repairs, budget for maintenance, and ensure your family's safety from day one.

Decks are one of the most commonly neglected outdoor structures. A professional deck inspection identifies structural deficiencies, safety hazards, and maintenance issues before they become costly problems.
Deck failures are a serious and preventable safety hazard. A professional deck inspection assesses the structural integrity, connections, and overall condition of your deck to identify issues before they become dangerous or expensive.
• Improper ledger board connections to the house • Deteriorated or inadequate footings • Undersized or missing structural components • Deck board deterioration and spacing issues • Guard rail and stair safety deficiencies • Improper fasteners or connection hardware • Wood rot, insect damage, or water intrusion
Whether you're buying a home with an existing deck, planning a sale, or simply maintaining your property, a deck inspection provides valuable peace of mind and helps prioritize needed repairs.

A video camera inspection of the main sewer line from the home to the municipal connection, identifying blockages, damage, root intrusion, and defects invisible from the surface.
Sewer line problems are among the most expensive repairs a homeowner can face. A sewer scope inspection uses a specialized waterproof video camera to inspect the interior of the main sewer line, revealing conditions that would otherwise be completely hidden.
• Root intrusion from trees and shrubs • Pipe cracks, breaks, or collapses • Offset or misaligned pipe joints • Buildup, blockages, or grease accumulation • Bellied (sagging) sections of pipe • Improper pipe materials or repairs • Connection issues at the municipal tie-in
A sewer scope inspection is strongly recommended for all home purchases, especially older homes. The cost of identifying a sewer line problem before purchase is far less than the cost of emergency repair or replacement after closing.

A complete evaluation of your lawn irrigation system, checking all zones, sprinkler heads, valves, backflow prevention, and the controller to ensure efficient operation and code compliance.
An irrigation system inspection evaluates the condition and operation of your entire lawn irrigation system. Problems with irrigation systems can lead to wasted water, property damage from over- or under-watering, and costly repairs if left undetected.
• System activation and zone-by-zone evaluation • Sprinkler head coverage, condition, and alignment • Valve box and valve condition assessment • Backflow prevention device inspection • Controller settings and programming review • Water pressure evaluation • Evidence of leaks, breaks, or improper coverage • Timer and shutoff functionality
Whether you're purchasing a home with an existing system or maintaining your current property, an irrigation inspection helps ensure efficient water use and system longevity.

Conducted during new construction before drywall is installed, allowing inspection of framing, insulation, electrical, plumbing, and HVAC rough-in work that will otherwise be permanently concealed.
A pre-drywall inspection is one of the most valuable inspections available for new construction buyers. Once drywall goes up, the framing, insulation, electrical, plumbing, and HVAC rough-in work is permanently concealed. Problems hidden behind walls can be extremely expensive to address later.
• Framing meets code and structural requirements • Insulation is properly installed before walls close • Electrical rough-in is correct and properly located • Plumbing rough-in has no leaks or deficiencies • HVAC ductwork and rough-in are properly installed • Any issues discovered can be corrected while still accessible • You have documentation of what's inside your walls
This inspection is typically coordinated with the builder's construction timeline and is one of the best investments a new-home buyer can make.

New homes are not perfect homes. A third-party inspection of your newly constructed home ensures builder quality, code compliance, and identifies defects before you take possession.
Many new home buyers assume that because a home is brand new, it doesn't need an inspection. This is a costly misconception. New construction homes are built by multiple subcontractors working under tight schedules, and building inspectors are not there to protect your interests. They're there to verify minimum code compliance.
• An independent assessment of construction quality • Identification of defects and unfinished items • Verification that systems function as intended • Documentation of issues before the builder warranty begins • Leverage for requesting repairs under warranty • Peace of mind that your new home is truly ready for move-in
Common issues found in new construction include: improper insulation, HVAC airflow deficiencies, plumbing leaks, incomplete grading, missing components, and various code deficiencies. Don't let the "new" label give you false confidence. Protect your investment with a professional inspection.

Infrared thermal imaging reveals hidden moisture intrusion, insulation deficiencies, electrical hot spots, and HVAC issues invisible to the naked eye, giving you a deeper look at your property.
Thermal imaging (infrared thermography) uses an infrared camera to detect heat signature differences that indicate hidden problems invisible to the naked eye. As an InterNACHI certified thermography inspector, Eric uses this technology to provide a deeper level of inspection.
• Hidden moisture and water intrusion behind walls and ceilings • Insulation gaps, voids, and deficiencies • Electrical hot spots that may indicate overloaded circuits or failing connections • HVAC duct leaks and airflow inefficiencies • Radiant floor heating system issues • Pest activity in some cases
Thermal imaging is particularly valuable in Wisconsin's climate where moisture, ice damming, and insulation performance are critical to a home's comfort and structural integrity. This technology adds a powerful layer of detection to the standard visual inspection.

Schedule this inspection in the 11th month of your new home warranty to identify any defects that the builder is still obligated to repair, before your warranty expires.
Most new home builders provide a one-year warranty on workmanship and materials. An 11-month warranty inspection is specifically designed to identify any defects, deficiencies, or construction issues that have emerged during your first year of occupancy, before your warranty expires.
Once your builder's one-year warranty expires, you are responsible for all repair costs. Issues that develop in the first year - settling, shrinkage, system failures, moisture problems - are the builder's responsibility to fix if identified before the warranty period ends.
• All major systems (HVAC, plumbing, electrical) • Structural components and framing • Roofing and exterior envelope • Interior finishes and appliances • Grading and drainage around the property • Any specific concerns you've noticed during occupancy
Armed with our detailed report, you can present findings to your builder and request all warranted repairs be completed before your coverage expires.

A yearly checkup for your home that identifies developing issues, maintenance needs, and seasonal concerns, helping you stay ahead of costly repairs and preserve your home's value.
Your home is likely your most valuable asset. Like a vehicle, it requires regular maintenance and periodic professional evaluation to perform at its best and hold its value over time. An annual home maintenance inspection by E&R Inspections and Appraisals provides a comprehensive checkup of your home's systems and structure.
• Catch small issues before they become expensive repairs • Stay current with safety system maintenance (smoke/CO detectors, etc.) • Evaluate seasonal systems (heating in fall, cooling in spring) • Identify moisture, pest, or water damage early • Maintain documentation of your home's condition over time • Plan and prioritize upcoming maintenance and improvements • Protect and preserve your home's value
In Wisconsin's climate, seasonal transitions create specific stress on homes, from ice damming and freeze/thaw cycles to humidity and storm damage. Regular professional oversight helps ensure your home remains safe, efficient, and in top condition year after year.
